James joined Jones Lang Wootton as a graduate in 1984. He worked in the Valuation and Auction departments before joining the Investment Agency Team in 1989.

As an Investment Agent he covered the National Markets in all sectors before specialising in Industrial in 1991.

James created the Leisure Group within Jones Lang LaSalle (JLL) in 1993, becoming one of the country's leading advisors on the Leisure Market, specifically Investment and Development Funding both in town and out of town. In 2001 he became head of the Out of Town Retail and Leisure Investment Team.

James left JLL in September 2003 to co-found Ashworth Sibal Welch, now Sibal Welch.

He continues to deal mainly within the Leisure and Retail Warehouse sectors with clients including X-Leisure, Vue Cinemas, Citigroup Alternative Investments, British Land and Welbeck Land.
